I bought five houses through Marshall Reddick's network. Two of them I actually drove to the cities to meet the people and see the housing developments. These being Albuquerque and Prescott Valley, Arizona. The other three I purchased by his "Armchair Investing" method.

The two I did legwork on actually turned out good. Made a little money on both. A lot of headaches but I knew what I was getting into because I saw the areas.

The other three were purchased on the hype in the newsletter. I went with the hype because I figured the results would be similar to the first two. When you do not do the legwork the people in the cities that you are talking to on the phone will lead you to the properties that are the more dubious ones. You will not have a lay of the land and therefore will buy on the word of the local agent.

The property management teams I was hooked up with were both incompetent and untrustworthy. One actually stole a refrigerator out of my rental house in Austin which I only came to the knowledge of after I fired them and got another property management firm. Also, the house in Austin was constructed next to a toxic landfill. Found that out after I owned the place for a year.

Basically, if you want to invest in real estate, trust only yourself and those you can look in the eye you do business with. Otherwise, you are not putting out the necessary effort to reap the rewards of wise investing. Also, occasionally you end up with a pig sty and a large expensive cleanup. Marshall Reddick will say that hardly ever happens. Don't believe it.
